Tenants who wish to move out of the property before the end of their fixed term lease are required to give Lakeford Real Estate notice as soon as possible (minimum 2 weeks). They must meet all required financial responsibilities as per the Residential Tenancy Agreement and complete a Notice to Vacate form.

Financial responsibilities for breaking a lease include:

  • Tenants are required to pay a Re-Letting fee of one week’s rent plus GST, which goes toward the cost of re-letting the property.
  • Tenants are responsible for paying rent for the remainder of the lease, or until the property is re-let, whichever is sooner. Lakeford Real Estate endeavours to re-let the property as quickly as possible to mitigate financial loss.

Alternatively; if the fixed term of the agreement is for three years or less, you may nominate to pay the break fee as follows – this option must be paid in full at the time of handing over possession of the property (return of keys):

  • Six (6) weeks rent if the tenant moves out in the first half of the fixed term
  • Four (4) weeks rent if the tenant moves out in the second half of the fixed term.

 Once the Notice to Vacate form has been received, we will commence advertising and be in further correspondence with you regarding inspections and open homes.

 As per the standard terms and conditions of your Residential Tenancy Agreement, please ensure the following before vacating:

  • All outstanding invoices are paid in full
  • All the tenant’s possessions are to be vacated from the premises
  • Property is to be thoroughly cleaned including removal of any rubbish ( Vacating Checklist)
  • Carpets are to be professionally cleaned and a receipt must be provided to our office
  • Professional flea & tick treatment are to be carried out and a receipt must be provided to our office (applicable if pets were present at any stage during the tenancy)
  • Please ensure all light bulbs are working and if not, they need to be replaced
  • Lawns/Gardens to be maintained (including but not limited to mowing, weeding and watering and any damage caused by pets rectified)
  • Return all keys to our office.
